Terms of use
Last updated October 16, 2026
These terms apply when you use LeaseProof, run by AKAASH VISHAL HAZARIKA (111 Elizabeth St #1825Toronto, ON M5G 1P7). By using the service you agree to them. They're governed by the laws of Ontario and of Canada.
What LeaseProof does, and doesn't do
LeaseProof looks for signs that a document was edited, such as editing software, changes saved after creation, text typed over other text and numbers that don't add up. A warning isn't proof of fraud, and a clean result isn't proof a document is genuine. Real documents can show warnings, for example after being merged or compressed, and skilled forgeries can show none. Use the result as one input, alongside references and a conversation with the applicant.
Your responsibilities as a landlord
- Permission: upload a document only if the applicant has given you permission to have it checked.
- Fair housing: use the result only to check that a document is genuine. Ontario's Human Rights Code prohibits refusing an applicant because of race, ancestry, place of origin, colour, ethnic origin, citizenship, creed, sex, sexual orientation, gender identity or expression, age, marital status, family status, disability or receipt of public assistance.
- Fairness to applicants: if a warning makes you doubt a document, give the applicant a chance to explain or provide the original before you decide.
- No charge to applicants: don't pass the cost of a check on to an applicant. Ontario's Residential Tenancies Act limits what landlords can charge.
Prices and payment
Prices are in Canadian dollars, and HST is added at checkout. A paid check unlocks the full report for one applicant. Features marked "coming soon" aren't included until they launch. If a paid report fails to unlock because of a problem on our side, contact us and we'll fix it or refund you.
Liability
We provide the service as is. To the extent the law allows, we're not liable for leasing decisions you make using it, and our total liability for any claim is limited to the amount you paid for the report concerned.
